The signed engagement, confirmed scope and issued report govern each inspection. This page provides a concise general overview.

Professional scope

Engineering inspections and opinions are undertaken by appropriately registered professionals within the confirmed engagement scope. Legal-document review, when separately included, is undertaken by an appropriately enrolled legal professional.

Inspection limitations

Unless expressly agreed otherwise, assessment is limited to visible and accessible conditions at the time of inspection. Concealed components, destructive testing, laboratory work, title verification and specialist investigations are excluded unless specifically included.

Risk scores

Scores summarize recorded condition and professional assessment under the applicable Property Audit Pakistan methodology. They do not replace the issuing professional’s written findings, limitations and recommendations.

Repair costs

Property Audit Pakistan reports do not provide estimated total repair costs or forecasts of future repair expenditure unless separately agreed in writing.

Private advisory purpose — not for court proceedings

Each report is prepared solely for the commissioning client’s private property-purchase, investment or due-diligence decision within the agreed scope. It is not prepared as an expert-witness report, forensic report, statutory certificate or evidence for litigation, arbitration, a tribunal, a regulatory proceeding or any court of law.

The client must not file, tender, quote from, reproduce or present the report in any legal proceeding, or represent it as expert evidence, without Property Audit Pakistan’s prior written consent and a separate written engagement specifically covering that proceeding. Property Audit Pakistan and its professionals have no obligation to attend, testify, provide affidavits or act as expert witnesses under the ordinary inspection engagement.

If a dispute or legal proceeding is anticipated, the client should obtain independent legal advice and commission an appropriately scoped forensic or expert-witness assessment. Nothing in this clause restricts compliance with a lawful court order, compulsory legal process or any requirement that cannot lawfully be excluded.

No third-party reliance

Unless expressly agreed in writing, the report is addressed only to the commissioning client. No buyer, seller, lender, insurer, agent, contractor or other third party may rely upon it or acquire any duty of care from it.
