What a finished property concealed.
The residence appeared ready for occupation. An independent inspection documented 25 deficiencies across waterproofing, electrical systems, plumbing, joinery and finishes.
Client identity, report number and exact property location withheld.
Structurally serviceable did not mean technically complete.
The engineer considered the property structurally serviceable on visual inspection. However, architectural finishes, waterproofing, electrical works and joinery remained below the acceptable standard for a newly completed building.
The findings converted a visual impression into a documented rectification list—giving the client a clearer basis to require corrective work, obtain specialist quotations and decide whether to accept the property.
Inspection before opinion.
Technical conditions were examined on site and carried into an evidence-linked professional report.

The issues a normal walkthrough could dismiss.
The documentary defect photographs below have not been digitally altered. They were resized and stripped of metadata for public use.

Moisture-related plaster failure
Localized blistering and bulging indicated moisture-related deterioration requiring source investigation and rectification.

Cabinet base deterioration
Moisture exposure had damaged the cabinetry finish and substrate. The visible consequence was no longer merely cosmetic.

Plaster and paint delamination
Surface disruption and patch failure were recorded as evidence of poor preparation or continuing moisture influence.

Incomplete surface preparation
Open fixing points and inconsistent finishing remained visible within an otherwise completed-looking interior.

Distribution deficiencies
Visible routing, protection and installation concerns required qualified electrical review and corrective work.

Window and wall junction
Deficient finishing and weather sealing around external openings increased the risk of future water ingress.
A weak score across more than one trade.

The complete public edition combines both submitted documents: the executive outcome and system scores, the separate structural-integrity assessment, and every one of the 25 detailed findings with its original photographic evidence, severity, priority, recommended action and engineering assessment. Monetary repair estimates have been removed; specialist quotations are required after the corrective scope is confirmed. Client identity, report identifiers and the exact property location remain protected.
